It is Monday morning, and a client walks from the car park to your front door. Beside the path runs a strip of bare, trampled soil. Nobody planned that route, but staff and visitors wear it in every day. A commercial instant lawn Centurion sites invest in has to solve that problem first.
We have supplied and installed turf across Gauteng for 15 years. A home lawn and a business lawn look alike on delivery day. Six months later they behave very differently. The difference lies in how people use the site, so the grass, the ground preparation and the aftercare all have to follow from that. You can see how we approach commercial instant lawn installation on our services page.
What does a commercial lawn actually have to survive?
It has to survive concentrated, repeated wear on fixed routes, on ground that is often worse than it looks. A family garden wears down evenly. A commercial lawn in Centurion does not.
Foot traffic follows shortcuts. The path from the parking area to the entrance, the route to the smoking area and the strip beside a delivery bay take the same hit every day. The rest of the lawn barely sees a footprint. A business lawn that looks lush across 90% of the property and bald along the one path everyone uses still reads as neglected.
The soil adds a second problem. Many older commercial properties have compacted ground, and compacted soil makes life hard for roots. Water struggles to get down, so each watering does less than you expect. Most lawns that thin out early have a ground problem, not a grass problem.
Commercial instant lawn Centurion: which grass holds up best?
No single variety wins everywhere. We usually recommend a mix, matched zone by zone to how each part of the site gets used. We assess sunlight, soil, traffic and your maintenance appetite on site before we recommend anything.
Open lawns and verges: Kikuyu
Kikuyu is our usual starting point for courtyards, verges and the grass around a car park. These areas take daily wear, but nobody inspects them up close. Kikuyu suits full sun, and it usually costs less than LM Berea, which matters on a large property. Our Kikuyu grass page has more detail.
Entrances and feature frontages: Tiffspot or All Season
Where visitors stand a metre from the grass, finish matters as much as toughness. Tiffspot and All Season Grass both suit visible frontages. We check the sun on the spot and ask how much mowing your grounds contract covers. Then we choose between them. Match the grass to the maintenance you will actually run, not the one you wish you had.
Shaded corners under trees: LM Berea
Grass under mature trees fails on many commercial sites. LM Berea is the most shade-tolerant of the common South African lawn grasses. It copes with as little as 40% of available sunlight and tolerates up to 60% shade coverage. Once established, it handles drought and heat well. It still needs at least three to four hours of dappled or filtered light a day, and it will struggle in full darkness.
Its limit is wear. LM Berea has moderate traffic tolerance and recovers slowly from injury because it has no rhizomes. Plant it where people sit and look, not where they cut across. The 2green guide to LM Berea grass covers its growth habit in more detail.
Mixing grasses is common on larger sites, and it works. Hard-wearing grass goes where people walk, and shade-tolerant grass goes under the trees. Your office park turf in Centurion ends up with the right variety in every zone.
How do you prepare ground that is already compacted?
You break it up, feed it and level it before a single roll goes down. Skipping this is the most common reason a lawn fails, and no variety of grass rescues poor ground. Good commercial turf installation in Centurion starts with soil preparation, not with the turf.
- Remove existing vegetation, including old grass and weeds.
- Dig and loosen the soil to at least 15cm.
- Work in organic matter to improve structure.
- Level the surface and check drainage.
- Compact the soil lightly so the rolls sit on firm ground.
The order matters. Loosening comes before organic matter, because compost spread on hard ground just sits on top. Levelling comes last, because any dip left behind becomes a puddle or a scalped ridge under the mower. Light compaction at the end stops the lawn settling unevenly after the first heavy watering.
Drainage deserves a second look on commercial sites. Water that cannot sink in runs off, and the roots stay dry. If a section of the site holds water after rain, we deal with it during preparation, not after the turf is down.
How long does installation take, and will it disrupt your tenants?
An average project takes one to three days. Larger sites can take longer, and we confirm the schedule when we measure. We plan around your trading hours and site access instead of working through them.
We start by measuring accurately, so you order what the property needs and the quotation reflects the real area. Business parks, gated estates and body corporates often restrict contractor access and delivery hours. We build those rules into the schedule before the truck leaves the farm. For instant lawn for business properties in Centurion, laying in sections gives a better finish than one rushed push.
Each roll measures about 1.10m by 450mm, so a lawn means a lot of rolls to lay accurately. Odd-shaped beds and edges around paving need extra cutting and fitting. We allow a small amount over the measured area for that reason.
What happens in the first month after the turf goes down?
The lawn looks finished on day one, but the roots need weeks to grip. Even durable turf needs a careful start. How you manage those weeks decides whether the lawn lasts.
Water immediately and consistently for the first two weeks, so the turf and the soil beneath stay moist. Keep heavy foot traffic off for the first few weeks. On a commercial site, that usually means roping off or rerouting the shortcut everyone wants to take. Give your staff a clear alternative path. Otherwise they will walk straight across it.
Mow for the first time once the turf has rooted firmly, typically two to three weeks after installation, with the blades set high. Fertilise after that first mow. Never remove more than one-third of the leaf blade in one cut, whichever grass you have. We give fertilising and establishment guidance with every job. Our lawn care team also gives ongoing advice to whoever looks after your grounds.
What should you check before you accept a quote?
Check that the quote spells out what the price covers. We sell per square metre, and the final figure depends on the type of grass, the area, the soil preparation, delivery and installation. Two quotes at different prices often cover different jobs. When you compare instant grass for commercial sites, ask each supplier these questions.
- Did anyone measure the area? A measured quote reflects the real site. An estimate from a plan can leave you short or paying for turf you do not need.
- Does it name the grass for each zone? A single grass quoted for the whole site usually means nobody looked at the shade or the traffic.
- How deep does the ground preparation go? Look for loosening to at least 15cm, not a quick rake over.
- Does it include delivery, with your access rules planned in? Gated estates and business parks often restrict hours.
- Does it include laying and the first watering? The first days decide whether the roots take.
- Does it include establishment guidance and aftercare advice? Your grounds team needs to know what to do in weeks one to four.
- Can you see the guarantee terms in writing? Ask before you sign, not after a problem appears.
A quote that lists only rolls of grass leaves the hardest parts of the job to you. We handle the full job, from measurement through aftercare, with one team accountable for the result.
What should you do next?
- Is there a worn path to the entrance? Start with Kikuyu on the open areas, and reroute traffic during establishment.
- Do you have bare ground under trees? Ask us about LM Berea, and check how much dappled light the spot gets.
- Is the lawn thin even though you water it? Suspect compaction, and ask about ground preparation before you buy more turf.
- Do you manage several zones with different uses? Ask for a mixed-grass recommendation.
- Do you already have measurements? Send them with your Centurion address and we will come back with a quotation.
Ready to fix the worn path? Send us your measurements or your property location, and we will quote on the full job.
